Floor Tile Installation
Floors that are level, properly bonded, and built to handle real daily use — across Northbrook and Chicago's North Shore.
The substrate is the floor's foundation
A tile floor is only as good as what it is bonded to. On slab construction, we check for cracks and moisture before proceeding. On wood-framed floors, we assess the joist span and subfloor thickness to determine whether the assembly meets the deflection standard required for tile — typically L/360 or better. If the floor moves too much, the grout will crack and the tile bond will eventually fail. We address this before setting tile, not after.
Large-format tiles add another requirement: the substrate flatness tolerance is tighter. A 24x24 tile bridging a 1/4-inch low spot will rock and eventually crack. We use a self-leveling underlayment or hand-floating to correct high and low spots before setting anything.
Patterns and layouts
The direction and pattern of floor tile affects how a room reads spatially. Running tile parallel to the longer wall makes a room feel longer. A diagonal set makes a small square room feel larger but creates more cut tile at every wall. Herringbone and chevron are more labor-intensive but add visual interest to otherwise simple spaces. We dry-lay the room and confirm the layout with you before adhesive is mixed.
Process — floor tile from start to finish
- 01Substrate check: measure flatness, assess deflection, identify and address any issues.
- 02Layout planning: find the visual center, dry-lay first row, confirm pattern direction and cut placement.
- 03Thinset selection: choose the right adhesive for the tile weight, size, and substrate — polymer-modified for larger formats.
- 04Setting tile: back-butter large-format tiles in addition to troweling the floor for full coverage. Use leveling clips for large formats.
- 05Grouting and sealing: grout after full thinset cure. Seal natural stone and unglazed tile. Clean up thoroughly.
